Information is the deliverable. Software is only the instrument.

Every capability below is a BIM use case we have carried through on a real project. Under each one sits the number of projects it was delivered on.

Federated information models

Architecture, interiors, site grading and every services discipline — modelled separately, then federated into a single checkable model. The level of information is set in the BEP, not left to chance.

Handover is in IFC, so the client keeps the data, not just the drawings.

Existing conditions, topography and as-built

We start from the ground, not from a blank sheet. The topographic survey becomes a model, and existing buildings are modelled from point clouds — as we did on the restoration of the Hotărani Medieval Tower.

The same model then serves the grading design and the as-built record after construction.

Solar and energy analysis

We run the insolation study on the model rather than estimating it: direct sunlight duration for the proposed building and for its neighbours, checked against the regulations in force. The result goes into the documentation and into the conversation with the authority.

For Trandafirilor 5 in Caracal, the global thermal insulation coefficient G was calculated automatically, by a plugin we developed on top of the BIM model.

Quantities straight from the model

The bill of quantities is extracted from the model, not recalculated by hand off the drawings. When the design changes, the list changes with it — no divergent versions between drawing and cost estimate.

We have run the process at industrial scale too: BIM quantity take-off for roughly 650 configured projects, in collaboration with the largest CLT panel manufacturer in Italy.

Coordination and compliance

Clashes between structure and services are resolved in the model, before they reach site as a variation order. Every clash gets a BCF, an owner and a deadline.

Compliance is checked on the model as well: fire safety, escape flows and adherence to the brief. At Bucur Obor that meant the approval and the FIRE SAFETY AUTHORISATION for roughly 48,000 m².

Parametric and scripting

Grasshopper and Dynamo tie parameters to the model: change one value and the geometry regenerates. We use it to generate design variants and to automate repetitive work.

Move the parameters — the façade recalculates in real time, exactly as the model does.
